What modified bitumen is, in plain terms

Modified bitumen is the modern descendant of built-up roofing, where reinforcing plies and polymer-modified asphalt are layered into a multi-ply assembly. The asphalt is modified with polymer so the membrane stays flexible in cold and stable in heat, and reinforced with polyester or fiberglass so it resists puncture.

Two plies is the minimum we install. Three plies, or a gravel-surfaced cap sheet, adds redundancy and UV protection. The result is a roof that takes foot traffic and dropped tools better than any single-ply, at the cost of more weight and slower installation.

    Substrate and insulation

    Deck inspected, insulation and cover board fitted, substrate dried and primed per the adhesive or torch system.

  2. Step 02

    Base ply

    First ply adhered mechanically or with adhesive, the foundation layer and drainage plane established.

  3. Step 03

    Reinforcing ply

    Second and where specified third ply installed with staggered seams for full assembly redundancy.

  4. Step 04

    Cap sheet and surfacing

    SBS or APP cap sheet installed, finished smooth, with reflective coating, or with gravel surfacing for UV and traffic protection.

  5. Step 05

    Penetration and flashing

    Pipe boots, metal edge, and curb flashing detailed to manufacturer spec, the most common leak point done right.

  6. Step 06

    Walk and warranty

    Punch list closed with the owner, photographs filed, manufacturer warranty registered with exclusions listed up front.
