Retail & Shopping Center Roofing in West Texas

In short

Retail centers mix dry tenants with restaurant grease exhaust, rooftop HVAC changes, and per-bay drainage. On the South Plains we default to heat-welded TPO for dry retail and PVC wherever grease or food-service stacks vent onto the roof, over R-25 continuous insulation, after a survey maps every tenant penetration.

What the roof sees

What a retail roof has to handle

Right fit

  • +Multi-tenant strip center with restaurant or food-service tenants
  • +Re-cover within the IBC two-layer limit
  • +Owner wants a reflective membrane for energy and tenant comfort

Watch out

  • -Refrigerated supermarket envelope, see cold storage
  • -Roof already at two membrane layers
  • -Heavy manufacturing exhaust, see industrial

Systems that fit

Roof systems for retail

Resists restaurant grease and chemical exhaust that break down TPO and EPDM. Heat-welded seams and a 20 to 25 year NDL path.

Reflective, cost-effective, and heat-welded. Common on retail without grease exhaust, with a 20 to 25 year NDL path.

Modified bitumen

Detail

Multi-ply and repairable. Suits older retail re-roofs and high-traffic roofs where a redundant membrane is preferred.

Silicone coatings

Detail

Restore a sound substrate for 10 to 20 years without a tear-off, applied around tenant hours with the building open.

Code and assembly

Insulation

Texas sits in IECC Climate Zone 3. The 2021 IECC sets a minimum R-25 of continuous insulation installed entirely above the deck for low-slope commercial roofs, in at least two staggered layers.

Wind uplift

ASCE 7 splits a low-slope roof into field, perimeter, and corner zones. Corners and perimeters carry the highest uplift and get increased fastening. Edge and corner flashing is detailed to the manufacturer uplift rating.

Drainage and traffic

IBC requires positive drainage of low-slope roofs. NRCA and most membrane manufacturers specify at least 1/4 inch per foot slope to the drain. The assembly is chosen for the traffic, the equipment, and the substrate. The spec comes from the survey, before any specification.

Code figures cited: 2021 IECC Table C402.1.3 (R-25 ci, Climate Zone 3, insulation entirely above deck); ASCE 7 field, perimeter, and corner roof zones; IBC positive drainage requirement and NRCA and manufacturer 1/4-inch-per-foot guidance. Reviewed August 16, 2026.

Failure drivers

What fails on retail roofs in West Texas

Restaurant grease exhaust degrades TPO and EPDM. PVC is the standard where food-service tenants vent grease, and the survey identifies which tenants vent it before any specification.

Tenant churn changes HVAC and penetrations. Each opening is flashed to the membrane warranty, and the survey maps the penetration count and type before any roof work.

Retail centers pond at interior drains and scuppers. Tapered insulation and clean drains per NRCA guidance keep water moving off occupied space, and drainage is corrected before any coating decision.

FAQ

Retail roofing questions

TPO or PVC for a strip center with restaurants?

PVC. Restaurant grease and food-service exhaust break down TPO and EPDM faster than PVC. We specify PVC where any tenant vents grease, and TPO where the tenants are dry retail.

Can you restore a retail center roof without closing the building?

Yes. A silicone or acrylic coating over a sound substrate is applied around tenant hours, with the building open. Coating is the right call when the substrate is dry and sound. Saturated insulation or a fractured membrane points to overlay or replacement.

What insulation does a retail center need in Lubbock?

The 2021 IECC sets a minimum R-25 of continuous insulation above the deck for low-slope commercial roofs in Climate Zone 3. Tapered insulation adds slope to the drain and meets the R-value at the same time, in at least two staggered layers.

How are tenant HVAC changes handled without voiding the warranty?

Each penetration is flashed to the membrane manufacturer spec and the warranty. The survey documents every penetration and penetration type before any work, so changes are flashed to the same standard.
