Existing Roof Condition
The building was originally protected by a spray polyurethane foam (SPF) roofing system
topped with an acrylic coating. SPF roofs are known for their energy efficiency and ability to
create a seamless barrier, but like all roofing systems, they have a lifespan, typically 10 to 15
years, depending on maintenance and environmental conditions.
Upon inspection, we found the acrylic coating was beginning to break down. In some areas, the
foam underneath had started to pull back and deteriorate. However, the damage wasn’t
widespread. Much of the foam still had good adhesion and integrity, making this a strong
candidate for restoration instead of replacement.

Exploring the Options
We presented the client with two options:
- A complete tear-off of the existing system down to the deck, flute fill insulation
installation, and a new fully adhered TPO membrane system. - A restorative approach using a high-performance silicone roof coating system over the
existing foam, following necessary repairs.

Why Silicone Was the Right Fit
The client’s goal was to extend the life of the existing roof while staying within a reasonable
budget. A full tear-off and TPO replacement would have provided a brand-new system, but at
more than double the cost of a restoration. On the other hand, a silicone coating system offered
several key advantages
● Superior UV resistance compared to acrylic coatings, which is especially important in
high-sun areas like West Texas.
● Seamless waterproofing that can handle ponding water—a common issue with flat or
low-slope roofs.
● Excellent adhesion to the repaired foam surface, extending the life of the roof without
disturbing the existing insulation.
● Minimal disruption to operations—since Reddy Ice is a working production facility,
being able to restore the roof without a full tear-off minimized downtime and noise.
● Manufacturer-backed warranty—we were able to offer a new 10-year GAF material
warranty for added peace of mind.

The Final Outcome
After performing targeted repairs to areas where the foam had failed, we power-washed and
prepared the surface. We then applied GAF High Solids Silicone across the entire roof, sealing
all penetrations and seams with heavy-duty mastics for added durability.
This solution not only rejuvenated the roof but also met the client’s goal of saving costs while
ensuring long-term performance. The new silicone system offers decades of UV protection,
waterproofing, and reliability, without the need for a full roof replacement.
