Ongoing Service Turned Strategic Roof Replacement

The original roof on this facility was a built-up roofing (BUR) system topped with gravel, typical of older commercial buildings. Over the years, our Lubbock team had performed numerous service calls to maintain and repair the system, extending its useful life. However, with age and increasing wear taking their toll, the roof had reached the end of its lifecycle.

Recognizing the need for a full replacement, we worked closely with the building owner to develop a CapEx budgeting plan. This financial strategy allowed the owner to plan for the roof replacement proactively, turning what could have been a reactive emergency replacement into a well-timed and cost-effective capital improvement.

Design Challenge: A Flat Roof Structure

One of the biggest design considerations on this project was the completely flat structural deck of the existing building. Flat roofs are inherently prone to drainage issues, often resulting in ponding water and membrane deterioration. To resolve this, our team engineered a custom solution beginning with a base layer of insulation installed over the deck. On top of that, we added a full tapered insulation system, carefully designed to create positive slope and direct water flow toward the new gutter system.

This tapered design not only solved the building’s historic drainage issues but also significantly improved the performance and longevity of the new roof.

The new roofing system is a fully adhered TPO membrane, chosen for its strength, UV resistance, and energy efficiency.
