Project# 1046 - Modified Bitumen Roofing.

Project Spotlight: Transforming a Historic Winery with a New Modified Bitumen Roof

In our latest commercial roofing project, we tackled a truly unique challenge at a historic winery undergoing a transformation for a new commercial purpose. The existing roof was a Modified Bitumen Roof with an Aluminum Coating, consisting of two layers that had stood the test of time.

Before photo of a large commercial flat roof in poor condition, taken by Core Commercial Roofing. The roof shows an aged, dark-gray granulated modified-bitumen or BUR cap sheet with visible alligatoring, cracks, open seams, blistering, and patches of standing water. A worker is visible in the background near HVAC units on an adjacent higher roof section under a clear blue sky.

The left two-thirds of the roof is now a smooth, light-gray high-performance silicone coating on the flat section, while the right third remains the original ribbed metal deck. The seam between the two systems is clean and properly sealed. Photo shows a bright, uniform, watertight finish under clear daylight.

Why the Roof Needed Replacing

This wasn’t your typical roof replacement. The winery’s old fermentation tanks, which were integral to its previous operation, needed to be removed to repurpose the space. The only way to remove these massive tanks was through the roof, which required us to cut a large opening in the structure. This intricate process was critical to the transformation of the building, allowing for its new commercial use.

The New Roof

After safely removing the tanks and coordinating with other trades, we installed a new Modified Bitumen Roof. This choice maintained the building’s durability while providing a fresh start for its new purpose.

Project Highlights

  • Complex Coordination: This project demanded extreme coordination with other trades to ensure that the tank removal and roof replacement were seamlessly executed.

  • Safety Measures: Due to the structural alterations, rigorous safety measures were implemented to protect both the workers and the integrity of the building.

  • Preservation and Transformation: While the roof was replaced, the essence of the historic winery was preserved, showcasing how modern roofing solutions can support adaptive reuse of older structures.
