For Project #1087 in Lubbock, TX, the existing roofing system consisted of a built-up roof (BUR) with gravel over a gypsum (gyp) deck. Given the roof’s 20+ years of service, the property owner—who was rehabilitating the building for office rental—opted for a roofing upgrade. After evaluating several options, they chose a TPO overlay system with DensDeck reinforcement to enhance durability and performance.
Gypsum decks present unique challenges, particularly when it comes to attachment methods. Unlike traditional substrates, gyp decks are highly susceptible to fastener pull-out, making standard mechanical attachment methods inadequate. To ensure a secure and long-lasting installation, the new system required upgraded attachment techniques to maintain structural integrity and wind uplift resistance.
Because the existing roof had only one layer, an overlay system was a viable option under current building codes. To create a stable and reinforced substrate, a layer of DensDeck was installed over the existing roof. This provided enhanced compressive strength while also improving fire resistance and long-term performance. A single-ply TPO membrane was then fully adhered to the reinforced surface, offering superior waterproofing, energy efficiency, and ease of maintenance.
Enhanced Attachment Strategy – Due to the gypsum deck, upgraded fastening methods were required to ensure a secure overlay.
DensDeck Reinforcement – Installed over the existing system to improve durability and provide a solid base for the new TPO membrane.
Long-Term Performance – The fully adhered TPO system offers excellent weather resistance, energy efficiency, and longevity.
This roofing upgrade not only extended the lifespan of the building’s roof but also provided the property owner with a cost-effective and energy-efficient solution—ensuring that future tenants will have a well-protected and modern office space.
