Project #1264 Commercial Roof Coating
Project Spotlight: SPF Roof Restoration with Silicone Coating
When a commercial roof reaches its limits, finding the right solution requires precision and creativity. This project featured an SPF (Spray Polyurethane Foam) roof with a weathered acrylic coating, which posed a unique challenge due to the roof’s three layers—one more than the two-layer limit typically allowed by building codes. This left the building owner with two options: a costly tear-off or a strategic restoration..
Problem: Hail Damage and Layering Restrictions
The existing roof had sustained hail damage, compromising its integrity and leading to concerns about leaks. With three layers already in place, adding another layer of material wasn’t an option, making the decision between a complete roof replacement or an alternative restoration more complex and budget-sensitive.
Solution: 10-Year Silicone Roof Coating System
Rather than opting for an expensive tear-off, we proposed a 10-year silicone coating system—a practical, cost-effective alternative to full replacement. This approach not only avoided the disruption of a tear-off but also provided a seamless, waterproof barrier to extend the roof’s lifespan and protect against future weather events.
