Project #1179 Commercial Roof Coating
Roof Restoration Project: Modified Bitumen to Silicone Coating System
When a newly acquired commercial property presented signs of age and neglect, the new owners turned to us for a fast, efficient waterproofing solution. The existing roof was a modified bitumen system with two layers, showing significant signs of wear and tear due to lack of maintenance over the years.
Given the urgency of the situation, we recommended a silicone coating system with an asphalt bleed blocker. This approach provided a durable, seamless waterproof layer without the need for a costly tear-off, extending the roof's life while minimizing downtime for the building’s operations.
Addressing Structural Issues Before Coating
One challenge we encountered was the significant slumping and failure in sections of the roof decking. Our team rebuilt these damaged areas to ensure the roof's structural integrity before applying the silicone coating. This step was crucial for creating a smooth, stable surface that would allow the coating system to perform at its best.
The final result? A restored, energy-efficient roof that not only provides long-term protection but also eliminates the potential for future water intrusion. The silicone top layer offers superior UV resistance, while the asphalt bleed blocker prevents discoloration or performance issues, ensuring a clean and professional finish.
This project highlights how a thoughtful combination of roof repair and coating technologies can turn a problematic roof into a long-lasting asset for property owners.
